BIM is not what most people think it is

There are two common misconceptions about BIM in Latvia: that it's software, or that it's a nice-looking 3D model for presentations. In reality, BIM is a virtual 3D detailed technical design (DTD) enriched with all the necessary information, from which drawings and quantities are automatically generated and exported. In Latvia, this capability often rests with one person on the team — called the BIM specialist — but these skills should belong to everyone who works with building information.

About me

My name is Aivars Ozoliņš. For over 7 years, I have worked on large-scale construction projects in Latvia, including 30+ emergency response centers for the State Provision Agency (NVA) and Satekles Business Centre, which received the "Digital Construction Excellence Award 2025". For more, see the Experience section.

In these projects, the detailed technical design (DTD) was developed in BIM, but BIM was not limited to the design phase — it was also used during construction. This included quantity takeoffs, progress tracking, and as-built verification against laser scanning data. Using BIM meant less rework, more accurate cost estimates, and faster decision-making.

Before that, up until 2019, I built buildings myself and worked with 3D models, primarily structural and architectural detailing models. I know what BIM looks like from the contractor's side. Since 2019, I have focused on coordination, 4D and 5D planning, and BIM expertise. Today I work independently with the State Provision Agency (NVA), Rīga Stradiņš University (RSU), Rīgas Satiksme, and other clients — owners, contractors, facility managers, and real estate developers.

The diagram above shows six construction phases and my role in each. In the middle — the Common Data Environment, which connects all information and must be maintained. At the bottom — the project team roles working in this environment. BIM training is the foundation without which nothing else works, so I include it in every project.
